- Initial Payment: $250 (non-refundable deposit)
- Monthly Payment: $375 for the remaining balance
- Term: 10 months (interest-free financing)
Option 3:
- Land Size: 9,191.1 square feet (approximately 0.21 acres)
- Total Cost: $5,000
- Initial Payment: $250 (non-refundable deposit)
- Monthly Payment: $395.83 for the remaining balance
- Term: 12 months (interest-free financing)
Document Preparation Fee
- Fee: $100
- This fee covers the Intertribal Governmental Agreement for the land purchase, including the preparation and processing of the Tribal Warranty Deed of Ownership.
- The fee is non-refundable and due at the time of application submission.
- The Tribal Warranty Deed of Ownership will be issued upon full payment of the land cost and all associated fees.
Exclusive Discounts
To honor and support those who serve the Nation:
- Class I Citizens: Receive a 15% discount on all tribal land purchases.
- Class II Citizens: Receive a 10% discount on all tribal land purchases.
- YNN Defense Force Members & Sheriff’s Department Members: Receive a 15% discount on all tribal land purchases, regardless of their citizenship class.

Development Potential
The allocated land supports development of structures ranging from 1,500 to 2,500 square feet, including:
- Residential Housing:
- A 3-bedroom home (approximately 1,500 square feet).
- A 5-bedroom home (approximately 2,500 square feet).
- Commercial Use: Small offices, retail spaces, or other business ventures.
- Community Projects: Facilities for cultural, educational, or other tribal purposes.
Larger plots allow for expanded development or additional amenities, such as gardens, parking spaces, or storage facilities.
Maintenance Fees
Once the land is fully paid off, no more payments are owed on the land itself. However, to ensure the ongoing viability of utilities and communal resources, the following maintenance fees will apply:
- Solar Power Maintenance Fee: A fee to support the maintenance and upkeep of the community solar power system.
- Water Well Maintenance Fee: A fee for the ongoing operation and maintenance of the tribal water well.
- Septic System Maintenance Fee: This fee will be determined at a later date and will cover the maintenance and care of the septic system.
These fees will be assessed periodically and may vary based on the usage and community needs. They are necessary to ensure that all utilities continue to function efficiently and sustainably.
Please note: These maintenance fees are for utility upkeep and are not considered "utility bills" but rather ongoing system support to benefit the entire community.

As part of the land development, YNN will provide the following communal features for all landowners:
- Fresh Water Pond: A designated area for fishing and recreational activities, offering residents access to fresh water and a place to enjoy community events.
- Community Farm: A farm where citizens can grow food for personal use or for communal consumption, promoting food sovereignty and sustainable living practices.

- Class I Citizens: Priority access with maximum benefits.
- Class II Citizens: Eligible with standard terms.
- Class III Citizens: Limited availability after priority access is granted to Class I and II citizens.

Restrictions on Land Ownership

- Inheritance: Tribal land can only be inherited by direct descendants who are recognized members of the Yahcalo Ndigena Nation. If there are no eligible heirs, the land reverts to the Yahcalo Ndigena Nation Land Trust, which will reassign it to eligible tribal citizens.

- Pay Document Preparation Fee: Submit the $100 document preparation fee at the time of application.
- Select Payment Plan: Choose between the three land size options and corresponding payment terms.
- Sign Agreement: Review and sign the Tribal Land Purchase Agreement & Intertribal governmental agreement outlining terms, conditions, and the payment schedule.
- Receive Tribal Deed of Ownership: Upon completing payments, obtain your Tribal Deed of Ownership, solidifying your rights under YNN governance.
